Choosing the right homesite is one of the most important aspects of the home building process.
While there is technically no right or wrong way to choose a homesite, choosing one that doesn’t meet your specific needs or preferences can lay a frustrating foundation for your living experience.
Here are a few important things to consider when selecting your home site:
1. Lot Size
Not only can the size of your lot establish how close (or far) you will be from our neighbors, it will also determine how much space you’ll have for activities and additions — as well as impact the value of your property. While the footprint of your home will ultimately dictate the minimum size of your site, if you’re like most people. you’ll want to opt for the maximum size lot possible.
2. Direction of the Sun
Take time to consider the orientation of the homesite in relation to sunlight exposure throughout the day. Optimal solar orientation can enhance energy efficiency and natural lighting within your home. Shade from nearby homes or trees can hinder that sunlight penetration. If you want sunlight coming into a breakfast nook or bedroom in the morning, these areas should be designed on the east side of the home. If you are planning to have a pool, the rear of the house should face south or west to maintain proper swimming temperature. Homes with a western rear elevation often have issues with the afternoon sun being too bright in the windows.

5. Location and Feel of the Neighborhood
The appeal of a great homesite can be irrelevant if the overall neighborhood isn’t a good fit. Make sure the neighborhood is in close proximity to schools, shopping, healthcare facilities, your workplace, and any other amenities or destinations you’ll need or want to visit on a regular basis. In addition, evaluate the neighborhood's overall vibe and community atmosphere to ensure it aligns with your lifestyle and preferences.
